In 1987, Broadacre pioneered the development
of CityFront Center, one of the largest waterfront industrial land parcels
in downtown Chicago, through the acquisition and redevelopment of the
500,000 square foot North Pier Terminal warehouse building.
Located at the confluence of Lake Michigan
and the Chicago River, CityFront Center was bounded by the Chicago River,
Grand Avenue, Columbus Drive, and Lake Shore Drive, and contained approximately
30 acres of antiquated industrial land dating back to the Port of Chicago.
Constructed in 1905, historic North Pier Terminal was converted to 280,000
SF of high-end loft office space and 170,000 SF of specialty retail,
entertainment, and restaurant space. Renamed North Pier Chicago, this
mixed-use waterfront development became home to the Chicago Children's
Museum, The Chicago Bicycle Museum, and The Maritime Museum.
Broadacre supplemented the North Pier Chicago development with the construction
of the adjoining 62-story North Pier Apartment Tower. This $58 mission
project contains over 800,000 gross SF, including 505 luxury rental
apartments, an enclosed 630-car garage, a 10,000 SF athletic club with
70-foot indoor pool, private boat docks, and a 10,000 SF roof deck.
North Pier Apartment Tower met rigorous architectural and landscape
design guidelines promulgated by CityFront Center and approved by the
City of Chicago.
Apartment types feature studio, convertible, one, two and three bedroom
units totaling 484,788 rentable SF. Amenities include 24-hour doorman
and security services, discount bulk Cable TV, party room, sun deck,
athletic club and free heat and air conditioning. Pioneering amenities
offered by North Pier Apartment Tower included in-unit washers and dryers
(1999) and high-speed Internet connections through Broadacre Communications,
LLC, a separate unit of Broadacre.
The entire project was completed on time and on budget. In a very competitive
Chicago rental market, North Pier Apartment tower enjoyed a stable 90-95%
occupancy rate with many long-term residents. Broadacre managed the
building until its conversion to condos in November 2005.
